Mortgage Payment Formula

M = P × r × (1 + r)^n / [(1 + r)^n − 1]

M= Monthly principal + interest payment
P= Loan principal (home price minus down payment)
r= Monthly interest rate (annual rate ÷ 12 ÷ 100)
n= Total payments (loan term in years × 12)

This gives your principal and interest (P&I) payment. Add monthly property tax, insurance, PMI, and HOA to get the full PITI payment.

Worked Example

Home purchase: $$400,000 at 6.5% for 30 years, $80,000 down payment

Principal = $400,000$80,000 = loan amount

r = 6.5 ÷ 12 ÷ 100 = monthly rate

n = 30 × 12 = total payments
